February delivered a month-on-month rent rise according to the latest Goodlord rental index. Prices increased slightly up by 0.2% from £1,207 to £1,209 per property on average. This possibly points to major rent increases later in the year. The South East saw a 2% price rise to £1,350 from £1,320. Year on year there was a 4% increase in rents, now £1,209 on average per month compared to £1,162 in February 2024. Good news on voids was recorded in February after reaching record lengths in January, which were reduced greatly. Voids shortened to 20 days in February down from an average of 24 days in January, the lowest void period since October 2024. Starting the tenant search as soon as possible will keep void periods to a minimum.

It’s a strong market as spring arrives
Nationwide’s latest index shows that the housing market is buoyant, even though there are still affordability questions. The number of buyers without a mortgage, making
