The government has announced that the Renters’ Rights Act will become law on 1 May 2026. Phase 1 of the new legislation introduces wide-ranging reforms including the abolition of Section 21 “no-fault” evictions meaning tenants cannot be given notice without a reason. The Bill also limits rent increases to once a year. Phase 2 will be introduced between 2026 and 2028 when the Private Rented Sector (PRS) database and the landlord ombudsman is introduced. Phase 3 will be from 2030 onwards.
