Our Property Management team deal with a broad range of undertakings that takes the challenges and frustrations of the day-to-day management of a property out of the landlord’s hands:
Marketing the property and finding a suitable tenant
- Managing the tenant check-in
- Organising compulsory annual safety checks
- Acting as the main point of contact for the tenant
throughout the term of the tenancy - Collecting rent
- Carrying out regular property inspections
- Arranging repairs
- Managing any disputes that may arise
- Managing the deposit release at the end of each tenancy
All our property managers take part in regular ongoing training.

Landlord Fee Information
On identifying and securing a tenant at an acceptable rent and who subsequently completes the Tenancy Agreement our fees will be due as set out as below:
Residential Letting with Management (Managed Landlords)
Letting Fee: 1/2 month’s rent plus VAT / 60% of a month’s rent inc. VAT
Management Fee: 10% of the rent collected plus VAT / 12% of monthly rent collected inc. VAT
Residential Letting without Management (Letting only Landlords)
Letting fee: 3/4 month’s rent plus VAT / 120% of one month’s rent letting fee.
Residential Letting with rent collection only (All other Letting only Additional fees apply)
Letting Fee: 1/2 month’s rent plus VAT / 60% of a month’s rent inc. VAT
Rent Collection: 7% of the rent collected plus VAT / 8.4% of monthly rent collected all inc. VAT
End of tenancy and/or renewal of tenancy fees (Letting only/Rent collect Landlords)
Renewal tenancy agreement fees: £150.00 plus VAT / £180.00 inc. VAT
At the termination of each tenancy period and subject to your agreement we will identify further suitable tenants for which our letting fee, as outlined above, will become payable at each change of tenancy.
All other fees as set out in these Terms of Business. Where we are asked to carry out any other duties outside our normal remit or these Terms our hourly rate if applicable will be charged at £95 plus VAT per hour or part thereof.

Holding & Registering Deposit with TDS: £25.00 plus VAT p. a. / £30.00 inc. VAT p.a.
Arranging Gas Cert
On renewal of tenancy: £25.00 plus VAT / £30.00 inc. VAT (plus cost of certificate from engineers)
Mid tenancy routine visit fee: £50.00 plus VAT / £60.00 inc. VAT
Additional Fees – All Landlords
Arranging an up-to-date EPC: £95.00 plus VAT / £114.00 inc. VAT
Serving of sec 8, 13 and 21 notices: £90.00 plus VAT / £108.00 inc. VAT
